Welcome to the 2021 Conference & Expo! As 2021 CAI-NJ Chapter President and on behalf of myself and the CAI-NJ Board of Directors, it is my pleasure to welcome you to the 2021 Conference & Expo. This is the seminal event of the chapter calendar and we are very excited to bring everyone together to meet, learn and share insight as to current events and issues in our industry. A very special thank you to Super Sponsor, G&C Electronics for helping to make the conference possible. Thank you to all of our partners, sponsors and exhibitors for supporting the chapter throughout the year and especially at this year’s Conference & Expo. We are that much stronger as an organization because of all of the committed individuals who work as a team for the benefit of the entire team that is CAI-NJ. The educational components of the Conference & Expo provide a sampling of the issues which are currently impacting our industry and attendees of each session will greatly benefit from the expertise of our presenters. These topics include “Get On Board with Building Your Network”, “Sailing Through Annual Elections & Membership Voting”, “Don’t Get Shipwrecked —What to do when a Disaster Hits Your Community”, and “All Hands-on Deck: NJ-LAC is Working to Improve Community Living in NJ”. Our ever-popu- lar legislative update will provide up-to-the-minute news and timely information on multiple pending laws and regulations to be aware of, including the passage of our immunity legislation and UCIOA bills, The Building Integrity Task Force, as well as the pending issues of mandatory board member training and manager licensing. Our Event Calendar The Conference & Expo marks the latest event in the chapter’s ever busy calendar in 2021. On September 1st, we held our final Wednesday Webinar, presented by our 2021 Ultimate Partners. We appreciate the participation from all of our 2021 Partners, 2020 Virtual Exhibitors and the attendees to make the webinars such a success over the past two years. One of the most popular events on the calendar, the 2021 Beach Party, was held on September 17th at Martell’s Tiki Bar in Point Pleasant. Another successful event was the Joint PA/NJ Networking event that was held on September 28th at Lambertville Station. Navigating the Future with CAI-NJ, and I can’t think of a better way than attending the Annual CAI-NJ Conference & Expo. As I write this article, I am attending the CAI National Conference & Expo in Las Vegas, Nevada. The tradeshow floor is packed and the days are filled with educational programming. How wonderful it is that we can finally come together for this kind of event. Back at the chapter office, we too are planning our Annual Conference & Expo and I’m looking forward to once again seeing all of you, our dedicated members, and friends. W elcome to the 2021 Conference and Expo issue of Community Trends ® ! This is the most widely distributed and read issue of the year for CAI-NJ’s monthly magazine. In keeping with our efforts to return to some semblance of “normal”, this year’s Conference and Expo will be an in-person event again… but whether in-person or virtual, the Conference and Expo is incredibly valuable for all of us who live and work in common interest communities here in New Jersey. For those of you who don’t receive this magazine, or don’t faithfully read it when it’s delivered to your office or computer, this Legislative Update column serves as a month- ly report on the status of CAI’s efforts to initiate and support legislative and regulatory efforts that will improve the quali- ty of life for the nearly 1.5 million residents living and work- ing in New Jersey’s 6,700 common interest communities, and to oppose those efforts which would do them harm. In the January 2021 issue of Community Trends ® , I reported on your Legislative Action Committee’s priority list of issues on which we planned to focus our efforts during this legislative session (January 2020 to January 2022) in Trenton. They included: • Passage of legislation to provide common interest communities immunity from COVID- 19 claims (to protect against uninsured claims arising from exposure to the novel coronavirus). Against all odds, and with the help of nearly 20,000 emails and phone calls for our members to their legislators, this legislation was passed and signed into law by the Governor on July 1! • Purse the appeal of the DCA’s Radburn reg- ulations (regarding election and meeting procedures). Our court filing was temporarily dismissed with instruc- tions from the court to first pursue our requested changes directly with the DCA , which we are currently doing.

• Adoption of a legislative correction of the Palisades statute of limitations ruling (which provides that this time frame runs from the date a con- struction defect is discovered, even if the developer/ builder is in control of the Board at the time – S396/ A4903). With the sponsorship of powerful legislators in both legislative chambers, we hope for passage of this important bill before the end of this term. “...this Legislative Update column serves as a monthly report on the status of CAI’s efforts to initiate and support legislative and regulatory efforts that will improve the quality • Adoption of an amendment to the Municipal Land Use Law with regard to bonding of association improvements (currently not required of developer/builder if improvements are to be dedicated to the association). This is proving to be a more difficult legis- lative task to initiate than we anticipated, but we continue to pursue this important change in the law. • Monitor prospective legislation dealing with mandatory Board Member training and Manager Licensing. Those bills have now been intro- duced (A5492/S3790 and A5493/S3789), and we are negotiating the proposed statutory language with their sponsors in an effort to maintain the benefits of these initia- tives for our members while at the same time minimizing the costs and drawbacks of the current language. of life for...residents living and working in New Jersey’s 6,700 common interest communities...”

A fter a trying year and a half for both our industry and our personal lives, I could not be more excited to be Navigating into the Future with CAI-NJ at this years’ in-person Conference and Expo on Thursday, October 21, 2021, at the Event Center @IPA in Freehold, NJ.

I am grateful to have a second opportunity at being your Chair of the Conference and Expo Committee this year. Last years’ virtual conference was one to remember, but nothing beats seeing all of your faces in-person again. As a six-year member of the Conference and Expo Committee, I am thrilled for anoth- er energizing Conference and Expo focusing on reconnecting, educating, and moving forward as we navigate our current environment and pursue new opportu- nities. Our committee has worked hard to ensure that CAI-NJ’s first large in-person event will be safe AND fun! We will be complying with all currently mandated
