A s we gear up for the Fall, post-election “lame duck” legislative session, your New Jersey Legislative Action Committee (NJ-LAC) will be pouring all of its efforts into get ting building safety legislation (S2760/A4384) on the Governor’s desk. Recall that the legislation has three main components: (1) a requirement that certain multi-family residen tial structures have periodic structural and balcony inspections performed; (2) a requirement that associations have reserves studies periodically performed; and, (3) a requirement that associations fund their reserves. We have toiled throughout the summer meeting with legislators in order to marshal biparti san support for the bill, and hopefully have been successful.

However, we will need your help in getting this bill across the finish line. Please be on the lookout for CAI alerts and calls to action asking you to contact various public officials to have them support the bill. We urge you to be responsive to these communications, as your participation in our efforts will have a significant impact on the success or failure of passing this legislation.

A llow me to be the first to welcome you all to the 2023 Annual Conference and Expo! The Conference and Expo Committee is thrilled to present our CAI-NJ community with the year’s trademark event, featur ing raffles, prizes, continuing education, and of course, the opportunity to mix and mingle with managers, homeowner leaders and business partners! This year’s theme is, “Rock your Association Anthem.” — there are count less ways to incorporate this fun theme into this year’s booth designs and our committee is excited to see them all. Frank Sinatra, Whitney Houston, Bruce Springsteen, Jon Bon Jovi, Queen Latifah, Paul Simon, Lauryn Hill, Frankie Valli, Count Basie…all hail from our beloved Garden State. And the venues: PNC Arts Center, Metlife Stadium, BB&T Pavilion, Prudential Center, NJ Performing Arts Center, The Stone Pony and even the slew of casino venues, this state of ours certainly has no shortage of musical influences. CAI-NJ, we’ve seen a million faces…and we’ve rocked them all! I think we can all agree, there’s nothing like Jersey and equivalently, there’s nothing like CAI-NJ. Arguably the most active membership organization in New Jersey and it is due to the contributions of each individual, firm, volun teer, committee member and of course, the CAI-NJ team, are what makes this such a great organization. And we know how to have some fun too! Your 2023 Conference & Expo Committee has worked tirelessly to make the Pre Conference Networking Reception and Conference & Expo a huge success. Our whole industry revolves around this one and powerful word, “community.” Within Community Associations Institute — the New Jersey chapter (CAI-NJ) we are so incredibly lucky to have a membership made up of Business Partners, Managers, Management Companies and Homeowners all sharing the same goals every day; building better communities. It’s easy to join a community, but how do you make the most of that commitment? We advise you to use CAI as your acronym for making the most of your membership. As the second largest chapter, we are proudly educating and advocating for our members, along with creating network ing opportunities for all four membership types to thrive off one another in our industry.
