A s a member of CAI-NJ for over fifteen years I have attended many networking events and continuing education programs year after year. Time after Time, the Annual Conference & Expo has proven to be one of my favorites! CAI will Stand by You, as we work to promote the growth and development of the communities we manage. I can think of no better way to “Rock Your Association” than taking the opportunities offered at the Conference & Expo and applying them to your day-to-day responsibilities whether you are a board member, manager or other busi ness partner working with common interest communities. When you attend the three education sessions being offered you will enhance your expertise and professional ism on the topics which will serve as a guide to providing solutions that will build and inspire unparalleled partner ships to honor the commitments, add value, and be a life line to your communities, coworkers, and fellow volunteers. With a Little Help from our Friends the first edu cation session will leave you with a better understanding of fiduciary duties. This topic is especially important as we prepare for contract renewals, next year’s budgets, and annual elections. This session will help to ensure that we have the most recent updates and can avoid having to learn the Jail House Rock by understanding fiduciary duties and how to apply them to their decision-making processes. You are Never Gonna Be Alone when trying to understand two of the largest expenses for any commu nity – Insurance and Reserves. This year’s conference includes another excellent education session that will keep everyone in step and in harmony with risk management and the reserve study for your community. This is especially critical for not only sound financial planning but to ensure that necessary steps are taken to address items in the reserve studies that ensure the safety of the homeowners and residents of your community and may serve as a useful guide to funding plans for needed projects as well as an operating budget for the coming year(s).

With so many changes to how we all work and live I am excited to attend the final education session of the day to get real time updates and the changes to New Jersey Law that will impact the communities we manage. Attendees will leave this session Stronger for having received the legislative Action Committee’s updates in relation to the legislative and regulatory issues that affect New Jersey common interest communities (CICs). We Will Rock You with the information and access to the professionals who can get the job done. With the end of landscaping and irrigation as well as the pool sea sons and wrapping up of maintenance and replacement projects before the end of the year, the conference is held at the perfect time of year to ensure that we all have the information and tools to prepare for not only the next year, but years to come. There will be business partners that provide industry specific services such as 24hr Emergency Service to Concrete and Asphalt Specialists, Pest Control, Land­
