When one Door Closes, Another Opens “A great accomplishment shouldn’t be the end of the road, just the starting point for the next leap forward.” – Harvey Mackay I cannot believe that we are in December! Another year has passed, and this marks my final month serving on the Board of Directors. These past 6 years have been such a huge part of my career journey! I have had the privilege to sit alongside some of the best professionals in our chapter as board members, work with our amazing staff, committees, and get to know so many of our members. The past few years have had both ups and downs with some of the challenges we have faced, but we always came out on top and had endless rewards! I cannot thank you all enough for your trust in me, as well as for believing in me! As I mentioned at the Annual Meeting & Chapter Retreat last year, I am so proud to serve as your President, but also to serve as the youngest President to date. I hope to have inspired you to take advantage of all our chapter has to offer, set goals, and know that with a support system you will come out on top! Over my term I have had the most remark able support system within, as well as outside our organization. I have to take this time to thank my wife, Jenna, for her patience and love. Jenna was a huge part of this accomplishment, and I am so thankful! As Harvey Mackay said I know this is just the starting point, as I look to take my next leap forward. During my term on the Board of Directors, Jenna and I grew our family and welcomed all three of our beautiful girls, Avery (5), Sophia (3), and Emma (1 month). So many of our members reached out by texting, sending gifts, emails, and even in-person congratulations for each and every one of these milestones. This is what I will take away with me, the personal connections and genuine friendships I have made over the years. As the title of this article states “When one Door Closes, Another Opens” I am excited to announce I have found my next challenge by stepping up to take cancer

Oh, what a year it has been… Thank you to all our members that have attended our events and educational programs this past year. I am extremely pleased to say that the attendance was back to what we knew to be the normal as we filled the chap ter calendar. We kicked off the year with our Awards Reception as we celebrated excellence in our industry, followed by all the CAI-NJ signature events, including the Annual Golf Outing, Beach Party, Conference & Expo, and Winter Break Party, just to name a few. Thanks to our devot ed committee volunteers and sponsors, we hosted a record number of networking events and educational programs, bringing quality education to our members. The past year was busier than ever but now that the holiday season is upon us, I hope that all can find the opportunity to slow down, take time for yourself and enjoy your holiday with friends and family. And here comes 2023! The committee members and the chapter team are already busy planning your events and educational pro grams for the coming year. One of the chapter’s greatest resources, our experienced industry professionals will serve as mentors and will be matched with new and young members as they coach and support, assisting them to grow in their careers and knowledge within our industry. Jules C. Frankel Manager Assistance Program — Community Association Managers, take advantage of our scholarship program. The chapter will award $250 reim bursement to selected member managers, towards 100, 200 or 300 PMDP courses. Applications are now being accepted through March 31, 2023.

LEGISLATIVE UPDATE

I n keeping with the theme of the December issue, look ing back, the New Jersey Legislative Action Committee (NJ-LAC) has achieved a number of legislative victories over the last several years, including: • Expansion of lien priorities for condominiums (COAs) and homeowners associations (HOAs); • Establishment of the “Radburn Statute” (although we do not take any credit for the regulations!); • Car charging legislation favorable to community associ ations; • Legislation that “tolls” the statute of limitations for con struction defects during the period of developer control; • COVID-19 Immunity for community associations during some of the toughest stretches of the pandemic; • Making permanent the ability of associations to conduct annual meetings remotely; and, • Successfully opposing a number of pieces of legislation that would have a negative impact on community asso ciations. We were named the Legislative Action Committee of the year by CAI National in 2020 and the Committee of the Year by CAI-NJ in 2021. However, we are not going to spend too much time patting ourselves on the back, and we are not resting on our laurels. In the coming year we are looking forward to having the following pieces of legislation passed:

• Structural integrity (S2760/A4384); • Fire Hydrant Maintenance (S2935/A3959; and, • Developer Bonds for CIC site improvements. In addition, we will do our best to ensure that other potential legislation, such as legislation relating to acces sory dwelling units, board member training, and manager “...the legislature has made a conscious decision to “slow-down” the legislative process and have additional committee hearings on important pieces of legislation...” licensing contain appropriate modifications and amend ments to protect your interests, and that legislation with negative impacts are properly opposed. As we previously reported to you, the legislature has made a conscious decision to “slow-down” the legislative process and have additional committee hearings on import ant pieces of legislation in order to improve the legislative process. Therefore, some of these bills may take a little longer to wind their way through, for better or for worse. However, each legislative session is two years, so we still have a year left to try and get our priority bills through. Happy holidays to all! n

F.A.S.T. — A Year in Review JESSICA BAKER, ESQ. 2022 F.A.S.T. COMMITTEE CHAIR

A s my time as chair of the Future All Star Team (F.A.S.T.) Committee comes to an end, it is very exciting to reflect on all that the committee accomplished this year. From amazing events to supporting local organizations, the F.A.S.T. committee had a busy year. Due to the pandemic, many activities were put on hold for the past two years. But with the support of the CAI-NJ membership, we had an out This year the F.A.S.T. Committee worked alongside the CAI Women Leadership’s Committee to collect items for Womanspace at the Annual Conquer + Connect Retreat on April 6th. Womanspace is a nonprofit agency in Mercer County that provides services to individuals and families impacted by domestic and sexual violence. Through your generous donations, we were able to donate many boxes standing year filled with signature events: Supporting Womanspace, Inc. After two years, the committee was thrilled to bring back the Olympics at Thompson Park in Monroe! This event was a fun filled day of friendly competition between teams com peting in “field day” games. The F.A.S.T. committee spent countless hours organizing this event, from picking, designing, building and even of needed items to Womanspace. Olympics & Board Challenge

The committee worked hard to bring new games to this year’s event and were proud of the new additions such as Tissue Box Twerk, Jumping Jeopardy, Pool Noodle Javelin and Wacky Waiter. The event was held on July 13th, with 120 competitors and many more spectators. As a Judge for a particularly challenging game this year, I can say the competition was very tough – but everyone had a blast. A big congratula tions to Morris Engineering, LLC who took the gold! Special recognition to our second-place team, Corner Property Management, LLC, AAMC and our third-place team, Cowleys Pest Services! All funds raised from this event were donated to Make-A Wish New Jersey at the end of the year. The Olympics raised a total of over $13,000! The F.A.S.T. Committee would like to extend a huge thank you to all the sponsors of the event, spectators, judges and participants. We were also lucky to have representatives from Make-A-Wish New Jersey at the event to speak about the organization that we are so proud to support. It was a great day of fun team building activities, networking, and raising money for a great cause. Check Presentation at Make-A-Wish New Jersey

of the Board Challenge. We collected $7,940.00 from the Board Challenge alone! Kickball Tournament We were very excited for the return of our Kickball Tournament at Mercer Country Park. We first held this event last year when the Olympics event was put on hold. The event was such a success that we brought it back for a second year. Just like in elementary school, teams competed in games of classic kickball in a double elimination tournament. With 8 teams and 110+ attendees, September 29th was filled with friendly competition and lots of networking on the field. Congratulations to the Grey Team for taking home the win! Special recognition to the tournament runners up, the Orange Team. A total of over $6,700 was raised from this event which was added to the growing total to be donat ed to Make-A-Wish New Jersey! The F.A.S.T. Committee would like to thank everyone who came out, participants, judges and spectators, who made this day a huge success. Teacher Supply Drive At the Beach Party on September 15th, the committee held its Annual Teacher Supply Dive for the Long Branch School District. We collected many packages and bags of supplies from our CAI members. Thank you for helping us support local educators! Golf Outing Additional funds to support Make-A-Wish New Jersey were raised through selling mulligans at the Annual Dennis R. Casale Golf Outing at Forsgate Country Club. Thank you to our F.A.S.T. Committee members for your help at the event and to our members for graciously donating to support the cause!

On November 10th, the F.A.S.T. Committee hosted a breakfast and tour at the Make-A-Wish New Jersey Castle in Monroe, during which CAI presented a check in the amount of over $20,000 to Make-A-Wish New Jersey. This is the largest donation CAI has made to the organization to date! During the check presentation, we learned that the funds raised will grant wishes for two critically ill children, Naema and Brandon. Naema is a seven-year-old girl from Bergen County living with a gastrointestinal disorder. Her wish is to have a room makeover, including fun bunk beds! Having her wish granted will provide Naema with a safe place to play, exercise her imagination and simply be a kid. Brandon is a thirteen-year-old boy from Middlesex CONT I NU E S ON PAGE 58

A s the New Year approaches, it is customary to reflect on past events and set resolutions. With that in mind, the following NJ-based community association board members look back at the challenges they’ve faced and use what they’ve learned to focus on the future with hope and optimism. After a successful Christmas in July party, he and the association are hoping to host more events that encourage the neighborhood to take the time to share food, get to know each other, and maintain a strong sense of community. Overall, whether it be managing a special assessment or leading the charge to change property managers, commu nity association board members can look back and learn from every challenge. Looking ahead, as we welcome a New Year, the Community Associations Institute of New Jersey encourages members to take advantage of the countless educational resources it makes available to help boards navigate common community situations.
