NJ-LAC “ALWAYS LOOKING OUT FOR YOU” • Delinquencies and Expedited Foreclosures - Learn about promising new bills to expedite foreclosures on vacant properties and to extend the super-lien priority to all common interest communities. • Solar Panel Installations - Current legislation proposes limitations on regulation of solar panel installations in your communities. Learn what LAC is doing to protect your association and its ability to regulate such installations. • Municipal Services - Hear how LAC is advocating for expansion of the municipal services provided to your community, including the inspection and maintenance of fire hydrants, and pay parity for hydrant water service. • Board Member Training – A NJ legislator who lives in a common interest community is planning to introduce legislation mandating board member training. Learn how the LAC is working with the Assemblywoman’s staff to draft legislation which promotes the benefits of such training while not over-burdening our homeowner leaders. • DCA Language Defining “Adequate Reserves” and “Benefits Derived” - Learn how LAC is working with the New Jersey Builders Association and the DCA to update and improve this important language contained in PREDFDA and the Condominium Act and their administrative regulations. • Electric Vehicle Charging Stations - Advancing energy technology brings with it both benefits and complications, and this topic is a good example. Legislative efforts to promote the use of electric vehicles are underway, and the LAC is working with the spon- sors of this legislation to ensure that the benefits to the users of such technology don’t also over burden the common interest communities that would be the subject of such laws. • Adoption of Uniform Common Ownership Interest Legislation - Learn about the revival of Uniform Common Interest Ownership Act (UCIOA) by the NJ Law Review Commission • DCA Inspection s – A bill has been introduced to increase the frequency of DCA building inspections from every 5 years to every 2 years. Learn how the LAC is opposing this legisla- tion as worsening an already costly and time-consuming process for CICs in New Jersey. • Statute of Limitations on Claims for Construction Defects - A recent New Jersey Supreme Court opinion significantly shortened the period of time within which a new homeowner association could seek judicial redress from its developer for design and construction de- fects. The LAC is seeking to initiate legislation that would reverse the unfairness to all CICs resulting from this court opinion. • Federal Legislation – Learn what legislative and regulatory actions are being taken in Washington which will affect your communities here in New Jersey. • New Jersey Public Bathing and Pool Regulations – Learn about the new law recently signed by the Governor that revises last year’s public bathing and pool regulations and how they could affect your community’s pool…just in time for the upcoming summer season.
