Not only do the aerators provide a serene effect they also play a pivotal role in mosquito prevention by con stantly moving the water and not pro viding a habitat for larvae to develop. Another important maintenance item for your pond is the removal of over growth and debris. This can be done with pond raking instead of pond dredging. Pond raking is a more cost-ef fective means of maintenance and will not require permitting from the New Jersey Department of Environmental Protection. If put your pond is on a regular rak ing schedule you should never have a need for dredging. Pond raking should be included in your associa tion’s deferred maintenance schedule. You will, however, need to coordinate the removal of the debris pulled from your pond with a company that has the proper licensing to dump live materials like your landscaping firm. Note that there will be additional dumping costs involved in this work. Also be sure to plan this work during cooler temps as the debris that is pulled will be odorous. A concern is for the wildlife associated with the pond, not to worry as this will not affect any of the living creatures that have made homes in your pond. Retention and detention basin main tenance is extremely important in a community. A contract with a licensed lake management company must be set in place. It is important that we ensure our communities are not defer ring maintenance on these areas of the property as they can lead to catastrophic water losses in not only
your community but in the surrounding property as well. With the extreme amount of haz ardous weather that has been expe rienced over the past few years, municipalities are starting to raise their antennas to properties with retention and detention basins and many are expecting a full service maintenance report to be provided each year. If
not maintained and proper logs kept this could result in a tremendous loss of insurance coverage for the insured. Although having detention and reten tion basins on your property may pose a challenge and another maintenance item to consider. These also provide for the management team to provide to the community a true standout fea ture that everyone can be proud of. n
