with the largest gathering of members at an event or the timely and informative educational sessions that bring important topics and expertise to our industry professionals and homeowner leaders alike, the Conference and Expo is truly an awesome opportunity to maximize your investment of time advancing your professional network and knowledge base. I have been attending the conference annually for over 15 years and have seen the event grow each year. Our Chapter Team and Conference and Expo Committee continuously work to enhance the conference — packing more content and opportunities into each successive event. I routinely walk around the floor of the expo each year and talk to many of you asking, “so, how was the show for you”? The overwhelming response to me personally and through survey results year after year is representative of an event that just keeps get ting better! I also had the opportunity to speak at last year’s conference -- the educational experience is such an amazing opportunity for both the speakers and the people in the room who come to learn for the benefit of those they serve. I encourage everyone reading this article to take advantage of this year’s Conference and Expo to grow your professional network, learn, reconnect, and take advantage of all this year’s show has to offer — you will not be disappoint ed. LEGISLATIVE UPDATE
MATTHEW Z. EARLE, ESQ. KATES, NUSSMAN, ELLIS, FARHI & EARLE, LLP LEGISLATIVE ACTION COMMITTEE CHAIR
W elcome to the CAI-NJ Annual Conference and Expo. There are a number of exciting presentations available, and we hope you join us at noon on the main stage for our New Jersey Legislative Action Committee (NJ-LAC) Update where we will discuss new or pending legislation that may impact your community. You can expect updates on: • The federal Corporate Transparency Act (and CAI National’s legal challenge to same); • The Federal Trade Commission ban on non-com pete agreements;
“...coordinating the budget and the reserve study with the new legal requirements is one of a board’s most critical tasks.”
• The status, reception, and challenges posed by the Structural Integrity and Reserve Funding legislation; • The LAC’s legislation priorities for the remainder of the legislative session.
One item that the LAC wants to note as we head into budget season for many associations is that coordinating the budget and the reserve study with the new legal requirements is one of a board’s most critical tasks. Directors have fiduciary obligations to: 1. Understand the new law;
2. Understand the reserve study; and, 3. Implement adequate reserve funding.
In order to properly discharge these obligations, boards and their managers need to go over a draft reserve study in depth, ask tough questions, and make sure that the study is as accurate as possible. This should be an interactive process with the reserve provider, manage ment, building maintenance personnel, outside contractors and vendors, and legal counsel. The long-term financial health of your association demands that level of attention. Of course, CAI and the LAC are available resources to assist you in this endeavor. n
Stay up-to-date on legislative issues at www.cainj.org.

YOUR NJ-LAC & CA-PAC WORKING HARD PROTECTING THE INTERESTS OF COMMUNITY ASSOCIATIONS
Walk the halls of our capitol in Trenton and you see a lot of doors… doors to legislator’s offices… doors to committee rooms… doors to the Assembly and Senate chambers. It takes a lot to get through those doors. You’re not just invited in. You need a key. With a key you’re taken seriously. With a key, you get things done. THAT’S WHY CAI-NJ CARRIES THREE KEYS: • Your Legislative Action Committee (NJ-LAC): Your key eyes, ears, legs and voice in the legislative process. • Your Political Action Committee (CA-PAC): Your key contributions to support elected officials who aim to strengthen your community. • Your Professional Lobbyists: Your key, full-time pros retained by the LAC who know government’s ins and outs, advise us on who to see and when, and how to connect . WHAT CAN YOU DO?: • Take Action – Your voice is key! After meeting with elected officials and clarifying our position on pending legislation, we will alert you to the most crucial actions you can take. By calling or writing your officials, you ensure that your voice, and our agenda, is heard. • Give – Your donations are key! Supporting the PAC with your donations shows legislators that you’re serious, and that our cause counts. • Promote – Your personal influence is key! Talk about CAI-NJ’s legislative engagement in your community and business. Let fellow residents know that we’re fighting for them and their communities!
The keys only work with your support.

CHAPTER TRENDS
60 Acre Reserve Unites: FWH Associates P.A., EOSSO Brothers Paving, and Taylor Management Company, AAMC, AMO Team Up for Eagle Scout Library Project
A few months ago, Michelle Williams, CMCA, AMS of Taylor Management Company, AAMC, AMO, sought to involve local Scouts in a community-enhancing project. She connected with Jackson Troop 34 and found that Jared Lanardo was in need of an Eagle Scout project. Together, they decided on building community library boxes, which would be placed in public areas to promote literacy and sharing among residents. The project quickly garnered support from the local com munity. Eosso Brothers Paving generously donated concrete pads to secure the library boxes, while FWH Associates, P.A. contributed all the necessary building materials. This collective effort ensured the project’s success. To celebrate the completion of the library boxes, a rib bon-cutting ceremony was organized. The Jackson Times covered the event, and community members, including
board members, came together to show their support. Taylor Management Company provided refreshments, creating a warm and festive atmosphere. The event was a resounding success, highlighting the power of community collaboration. Jared Lanardo’s Eagle Scout project not only fulfilled his scouting requirements but also left a lasting, positive impact on the neighborhood. The library boxes now serve as a symbol of community spirit and the enduring value of bringing people together for a common cause. n

Getting the Most Out of the CAI-NJ Annual Conference from a Business Partner Perspective
By Casey Sky Noon, Coolsys Energy Design
T rade Shows present a unique opportunity for community association property managers, home owners, management companies, and business partners to gain insights, forge connections, and discover new solutions tailored to their needs. This year’s CAI-NJ Annual Conference & Expo, “Discover the Magic in Your Community”, will be held on Thursday, October 17 at the New Jersey Convention & Exposition Center in Edison, NJ, and promises to be a hub of innovation, connections, and inspiration. To ensure you tap into all the magic this trade show has to offer, here’s how to make the most of your experience from a business partner’s perspective. Pre-Event Planning Before stepping into the expo hall, take time to research the exhibitors and education sessions. With so much to explore, it’s essential to align your visit with your current
and future needs. Prioritize the booths and seminars that resonate most with your goals and make an agenda or checklist for your day. Lois Gerber, the Board Chair of the Harbour Mansion Condominium Association, suggests that you take your planning one step further and “contact people you’d like to speak with in advance to set up an appointment.” Another great tip Lois offered is to make your own if you don’t have business cards. “Print off a sheet of labels with your association, name, board position, location, phone, and e-mail”. Networking with Purpose Successful networking doesn’t require casting a spell. It is all about connecting genuinely. As a business partner, I suggest to come prepared with plenty of business cards and a succinct introduction that highlights your services or needs. CONTINUES ON PAGE 24

It is as simple as talking. Engage with both new contacts and familiar faces, as these conversations can lead to col laborations, solutions, and opportunities that extend far beyond the event itself. “Use the lunch break to cement both established and potential new relationships,” Lois says, “by asking exhibitors to join you at the table.” Engage and Ask Questions You’ll never be able to wave a wand to make your community’s problems dis appear, but you can conjure solutions when visiting booths. Engage deeply with the exhibitors, asking how their “You’ll never be able to wave a wand to make your community’s problems disappear, but you can conjure solutions when visiting booths.” offerings can specifically enhance your community. For property managers and board members, this is your chance to uncover magical solutions to everyday challenges. Overall, as you explore the rows of the annual conference, remember that the magic of a trade show lies in what you make of it. Lois wisely advises you to “Have fun!!! Pick up some giveaways. Enter prize draw ings (where those pre-printed cards/ labels come in handy).” With a posi tive attitude and a strategic approach, you can transform this event into a treasure trove of opportunities for your community association.
