as large and small investors have been purchasing these condominiums, typically, they don’t pass along these documents to the renters. So how do you ensure renters abide by the condo minium association’s rules? The board should work with their management company or attorney to create a set of rules and regulations they require new renters to acknowl edge. As previously mentioned, no two sets of Governing Documents are the same. Some Governing Documents allow for daily fines when considering violations. However, older community associations developed in the 80s, or earlier, may not expressly provide the board power to fine, or the amount is so tiny it provides little leverage. When creating rules and regula tions, start by looking at the Governing Documents. Here are a few and why they’re essential: • Move-in rules - It is essential to set rules on time, so people don’t move in at all night hours. - It is also important to have inspec tions before and after in the event of damage. • Limitations on noise - Living in a multi-family commu nity, you will have neighbors with all different schedules and talents. So, if the aspiring opera singer works during the day and tunes their vocal cords at night, while the sounds may be beau tiful, you don’t want them stand ing to applaud at 2:00 am.
