The most cutting edge oppor- tunities for the mechanical systems in buildings of this type are the available incentives in New Jersey to allow for upgrading these systems to take advantage of energy efficient tech- nologies. One of the best programs is known as the Pay 4 Performance Program. In this program if a building can show that by making a minimum of two changes to the energy con- suming parts of the systems, a 15% decrease in energy consumption is possible and incentives are available to fund having this work done. What makes this program even more excit- ing is that the incentives are based on the actual performance of the build- ing over a year time’s frame. If more energy than is anticipated is saved, the incentive will be even higher. To qualify for this program the building must be of a certain minimum size. As part of the incentives, the cost of the engineering is also partially fund- ed. To investigate this program the association must work with a Pay 4 Performance partner approved by the state such as Energy Squared. With a community association this type of program can be even more attractive since it does not require a contribution of the reserve funds that have been accumulated for the replacement of the equipment. A great way to explore these types of life cycle cost opportunities for a high rise is through the use of a Green Reserve Study which not only is based on replacement costs of the common
