• Types of amenities (pools, courts, walking paths, dog stations, etc.) • Activities (clubs, committees, etc.) A good rule of thumb for traditional maintenance is one maintenance person (one eight-hour day of maintenance service) for every one-hundred units. The orter staffing needs will be decided based on the list above. For instance, if you have forty common hallways that need to be cleaned once per week, you will need a dedicated porter to main tain that schedule. Understanding the community’s budget will play a significant role in determining the overall main tenance program. Do not allow your largest assets to lose value due to a poor or non-existing maintenance program. Once you have established the team required to manage the porter and maintenance duties, you will want to identify your daily, weekly, monthly, quarterly, semi-annual, and annual needs. Developing a schedule for your work order based, or day-to-day maintenance will be the first step. Below is a brief sample schedule:
