So, combining proactive or preventative maintenance within your program is a must. Deferred maintenance consists of maintenance items that are scheduled in advance, such as exterior building washing and painting, seal coating and line striping, and fence or deck re-staining. This type of work is com pleted on a rotating schedule. Some communities complete these types of projects site wide every four or five years. Others prefer dividing the community into sections, completing one section each year over the four- or five-year span.
