common argument that “we can’t let the snow contractor make the call because they’ll run up the bill” is an argument against that particular contractor, not a practi- cal argument regarding the main- tenance of a safe environment. Give your contractor control and also give them the responsibility (i.e. assuming the risk). • Sometimes as property manag- ers, we put on or meteorologist hat. Watching temperature fluc- tuations is an important part of managing risk during the winter season. Snow contractors should be held responsible for checking and re-treating a property within a specified period of time fol- lowing an event. Groundcover, however, may continue to melt after this timeframe when the temperature fluctuates above and below freezing or when water hits a cold concrete or asphalt surface and freezes into black ice (that very thin layer of ice that is difficult to spot). Tell your owners and residents to be careful of such hazards. In addition, ensure that someone will be checking to see if further work by the snow/ ice contractor is needed. • Consider placing buckets of ice melt in key locations around the property. Make residents aware of their existence and ask for their help in keeping the community safe by spreading some material over small icy areas that they may discover on their own. • Inform your residents that they should call to report any hazard
