Structural Safety Due to the recent collapse of the Champlain Towers South, there are lessons learned for communities to take notice that are not just about high rises. Directly after this tragedy, we received many calls from our communities centered on the status of engineering reports and project status relative to the suggested projects. In our area of the country, water dam age is a major contributor to reducing structural integrity of our buildings since many buildings are built using concrete reinforced components and / or steel components. Each is susceptible to the negative effects of water. For example, water can penetrate reinforced concrete through cracks (all concreate cracks!) and rust the rebar interior to the casting. This rusting process than expands the rebar and cracks the concrete further, resulting in diminished or in the worst case, loss of structural integrity. For steel structures, large compo nents are bolted together. Over time, water can rust the bolts that ultimately break in half losing the connection at that junction. We Might Recommend: • Review your current reserve study and assess if it is recent enough to depend on the results. • Hire Structural Engineers to com plete inspections frequently. If you have not done so, it is important to have one completed to set a baseline for your community. • Act quickly on the professional recommendations and ensure that your reserve fund is healthy and
