There are many studies that support the concept that working to create a great working environment is not only a better management approach for increasing employee welfare, but also leads to higher employee retention rates. In contrast, having to replace an employee can cost as much as 200% of their current salary. Check in on your team! Community Safety Community safety is always top of mind for our communi ties and there are many reasons to ensure there are timely and effective communications prior to and during emergen cy situations. The communication can be any threat to the building or the people in the building. In addition to communicating standard policies and pro cedures, here are additional considerations: • Altering landscaping to allow for visibility throughout the community. • Install cameras and lighting in key locations.

Many have opened amenities with relatively restrictive rules, but with state and CDC guidelines seemingly chang ing daily, the potential of going back to pre-Covid usage seems to be on the near horizon. For example, last year Governor Murphy signed a bill that protects homeowner associations against civil lawsuit in case a resident or visi tor contracts Covid while using a community amenity and should help to alleviate risk of opening. This may seem like punting, but the prudent advice is to check with a good HOA attorney. They will be on top of regulations coming from both the state and federal levels and will be able to guide actions on opening. Human Capital The hiring environment is very competitive and espe cially for those communities with On-Site Management teams. Understanding current benchmarks centered on salaries and benefits relative to the role/skill sets will
