This can be accomplished by reviewing a community’s governing documents and most recent Capital Reserve Study in conjunction with site inspections, work order reports and homeowner feedback. This informa- tion will provide managers and asso- ciation boards with a road map to what infrastructure concerns should be addressed and whether certain issues require urgent attention. Are you receiving reports of roof leaks? Has the insurance carrier issued a risk assessment that requires repairs or improvements to be made to enable them to insure the common elements? Are residents reporting trip hazards on walk or bike paths? Do they ask for pickleball court (mark- ings) on the tennis courts? Are more of your residents seeking options for electric charging stations for their vehicles? Can your current clubhouse accommodate the board and home- owners safely for meetings under cur- rent COVID-19 restrictions even though they are lifting somewhat? How comfortable will your homeowners be moving forward when attending meetings as part of a larger group? Will your office and/or recreational electronic equipment allow for the board to meet in the clubhouse and still provide virtual meeting options to those homeowners not willing to attend in person?
