Unfortunately, many wildlife infesta- tions result from maintenance issues such as water-damaged soffits, fas- cia, or shingles or overhanging tree branches that need trimming. Another common access point is damaged or missing chimney caps for roof-entering wildlife like squirrels and raccoons. A property inhospitable to wildlife often prevents the infestations from happening in the first place. Property managers are finding that it’s far better to take reasonable, cost-effective pre- cautions rather than wait for problems to become emergencies and dealing with complaining residents. As the saying goes, the time to repair the roof is when the sun is shining. n
