in an age-restricted community is required under the Fair Housing Act and has little or no effect on the nature of the community, or the complex- ion of the community’s population. It will not jeopardize the community’s status as housing for older persons. Moreover, waiving the age restriction on an individualized basis will not open the community to a flood of underage individuals desiring to live within that community. Conclusion Community association leaders and professionals have to look at all factors which impact their resi- dents. Certainly, an age restriction impacting a community is often a primary characteristic by which the community is known and pursuant to which homes are sold and resold. But it is important to look at the broader concerns, which may not be readily apparent, and legal rights which many neighbors and prospective neighbors may have. Heightened sensitivity to the prob- lems should be the benchmark of communities. And, consistent with the law, community associations should embrace the effort to make members live less challenging lives by making reasonable accommoda- tions in rules, policies, practices, or services, which may be necessary for disabled individuals to have an equal opportunity to use and enjoy a home and the common property within the communities. n
