Uniform Construction Code, which adopts the International Residential Code and International Building Code. These codes set require- ments for cladding materials and installation. Code requirements should be consulted during the cladding selection process. Along with the technical and aes- thetic aspects of replacing and/or changing claddings, there are a num- ber of potential legal issues that must be taken into consideration before a cladding project is commenced. The requirements of the municipal- ity, past municipal approvals, the association’s governing document’s requirements for the ownership and maintenance responsibility of the clad- ding, Statutory authority and financing of such a project are all necessary to review. 2 • Municipal Requirements: - Although most projects replace cladding with an in-kind product to match the building’s original aesthetic design and material, some boards may choose, for var- ious reasons mentioned above, to replace the cladding with a differ- ent material or design. When this occurs, it is extremely important for the board to review the current zon- ing ordinance, and developer res- olution of approval from the time of original construction, to determine if there are any requirements for the type of cladding to be installed or its appearance.
