age. Extensive damage behind the cladding can lead to the need to remove the cladding system to fix damage behind it. Often, when this occurs, an Association may choose to change the cladding material that they put back. • Maintenance costs - As claddings age, their mainte- nance costs (painting, caulking,

repairs, limited replacement, etc.) can increase to the point that replacement with new material can become more economical than continued maintenance. • Age - Some materials have a limited useful life before they are due for replace- ment. When these materials reach that age, replacement is warranted. • Improved thermal performance - Often, the original cladding system installed on a community associ- ation building(s) is less than opti- mal for thermal efficiency, i.e., drafty and/or provides essentially no insulation. New cladding sys- tems, when properly specified and installed, can provide significant improvements to occupant comfort and heating/cooling costs. • Aesthetics - Sometimes a community feels that their buildings need a “face-lift.” Buildings can look worn or dated. A Board may decide that, to stay competitive with newer communi- ties, that it is necessary to change the materials and appearance of their cladding. • All of the Above - A community could choose to change their cladding material to eliminate defects, fix leaks and repair water damage; ending up with new cladding that looks stun- ning, has improved thermal perfor- mance and is cheaper to maintain. If a community association is consid- ering changing their cladding system, there are several technical issues that must be considered: 1
