• Owners are responsible for all damages caused by charging station and all installation costs [added by LAC]. • The owner must advise prospec- tive purchasers of the owner’s unit of the charging station and the responsibilities appurtenant to same [added by LAC]. • The owner must indemnify and hold the CIC and other owners harmless from any claims for bodily injury and property damage relat- ed to the charging station [added by LAC]. • Boards, in their discretion, have the authority to license a common area, non-assigned parking space to an owner to install a charging station, create new parking spaces for the purposes of the installation for charging stations, and to install charging stations for the common use [added by LAC]. • All punitive provisions were removed from the bill, including fines for non- compliance and fee shifting in favor of aggrieved owners [at the request of the LAC]. In addition to the foregoing bill, we are working closely with several legislators regarding A2360. This bill would require Public Electric Utilities to charge a residential rate of electricity for electricity used for car charging stations installed by CIC residents. We are attempting to amend the bill to include car charging stations installed by the CICs themselves. n
