These materials are very limited in size and subject to damage from landscaping equipment. Small diameter pipes have limited capacity and are subject to siltation, clogging, and damage due to lack of cover and pipe slope. If the drainage area is large, the system will ultimately fail. A repair may seem “straight forward” but can become quite involved and it is important that your community associa- tion embark on these projects with the assistance of a qualified professional and contractor. The need for design and representation is paramount. Rules of thumb — Basic Industry Requirement: • Grading should always be away from buildings and structures. • Inlets should be checked regularly for buildup and blockages. • Water should not be standing or ponding within the immediate (i.e., around the foundation) area of a building for more than 24-hours after liquid precipitation (rain) has ceased falling. • Water discharged from swales or sump pumps should not be allowed to stand for more than 48 hours after rainfall has stopped. n
