lead to fines levied against the associ- ation, which may, in turn, be assessed to the owner. In the communication to the owner, it should be spelled out that it is for their welfare and safety. The few minutes it takes to test their smoke detector or carbon monoxide alarm could save their life and the lives of others residing in the building. The DCA will mail the results of the inspection. Management will then notify residents of a violation assigned to their unit and what is required to abate the violation. The DCA will give a time frame before the re-inspection. Providing adequate time to abate the offense is essential. Management should send a well-prepared letter stating the violation, how to abate the violation and the date and time of the re-inspection. An abatement form for the owners to return to man- agement once in compliance is an excellent way to keep track of any units that have not complied before the re-inspection date. Reminder let- ters should include language that any fines assessed to the association are the responsibility of the owners who failed to allow the inspector in or to abate their violation. The end goal is compliance, excellent communi- cation, and fair warning, which are the best way to get to the destination of full compliance and a safe and well-maintained community. n
